We are regularly instructed by Hopkins Homes to submit applications for residential schemes in and around market towns and villages in the Norfolk, Suffolk and North Essex areas. These have proven very successful to date with planning permissions obtained at the local level in such locations as Beccles, Brightlingsea, Leiston, Saxmundham, Thurston and Capel St Mary.
On behalf of Hopkins Homes, ARP successfully secured a resolution to grant planning permission in January 2021 for a 136 dwelling extension to the south of Wickham Market (in the parish of Pettistree). The application was submitted in hybrid form, seeking full planning permission for 129 dwellings and outline consent for 7 self-built plots to meet the Council's policy requirement for self-build dwellings.
Members voted to approve the application at planning committee on 26th January2021 subject to the completion of a S106 agreement to secure affordable housing, open space provision, habitats mitigation and highways improvements.
The successful planning strategy on this site involved promoting the site through the Local Plan at the same time as designing detailed proposals for the site and undertaken pre-application consultation with officers and the local community. This enabled issues raised during design and pre-application consultation stages to be fed into the wording of policy allocation. The application was submitted just prior to the Local Plan’s adoption in September 2020, allowing for a timely decision.
