We are regularly instructed by Hopkins Homes to submit applications for residential schemes in and around market towns and villages in the Norfolk and Suffolk areas. These have proven very successful to date with planning permissions obtained at the local level in such locations as Leiston, Wickham Market, Saxmundham, Thurston and Capel St Marys.
On behalf of Hopkins Homes, ARP successfully secured a resolution to grant planning permission for a 228 dwelling urban extension to the southwest of Beccles in April 2019. The application was submitted in hybrid form, seeking full planning permission for 217 dwellings and outline consent for 11 self-built plots to meet the Council's policy requirement for self-build dwellings.
Members voted unanimously to approve the application at planning committee on 16th April 2019 subject to the completion of a S106 agreement to secure affordable housing and a contribution toward pre-school provision.
The successful planning strategy on this site involved promoting the site through the Local Plan at the same time as preparing a planning application for submission. This enabled issues raised during pre-application consultation to be fed into both the design of the scheme and the wording of policy allocation. The application was submitted following the submission of the Local Plan for examination and was taken to committee just 4 weeks after the adoption of the Local Plan on 20th March 2019.
