On behalf of Mountleigh Development Holdings, ARP successfully secured a resolution to grant outline planning permission, subject to the completion of a S106, for up to 216 dwellings on this greenfield site adjoining the settlement boundary of Dereham.

The site, which comprises two parcels of land either side of Swanton Road, is sustainably located within easy walking distance of Dereham Town Centre, but had always been overlooked as a development site due to the narrowness of Swanton Road at a level crossing to the west of the site. ARP successfully resolved this issue by working closely with the Local Highways Authority, the Mid-Norfolk Railway and the Office of Rail Regulation to design an improved crossing with pedestrian and cyclist facilities.

The successful planning strategy for the site involved promoting the site through the emerging Local Plan at the same time as submitting a planning application at a time when the Council could not demonstrate a 5 year housing land supply. ARP were successful in securing an allocation for residential development in the Breckland District Council Local Plan.
