Also in St Albans, full planning permission was acquired for the redevelopment of this previously developed site in the Green Belt to provide 8 new homes based upon a ‘no net increase’ approach. Following the grant of a Certificate of Lawful Use or Existing Development (CLUED) to confirm the previously developed status of the whole site, we utilised the provisions of paragraph 89 of the National Planning Policy Framework (2012) to demonstrate that the scheme would not have any greater impact on the openness of the Green Belt or its purposes than the existing dwelling, scaffolding yard and stables and that it represented a suitable and sustainable location for housing.
