In a little under three years ARP have advised on the acquisition, promotion and redevelopment of a greenfield, unallocated site at the edge of Billingshurst in Horsham.

Following its acquisition in 2016, planning permission has been secured in May 2019 for a Petrol Filling Station, Drive Through Coffee Unit and almost 20,000sqm of B1c, B2, B8 floorspace.

Working closely with the Parish Council on their emerging Neighbourhood Plan, with local businesses and Horsham Council it became clear that an opportunity existed to bring forward an application for the redevelopment of the site in advance of the emerging Local Plan Review.

Our case included analysis of the Council’s own evidence base, employment completions and the businesses needs of existing operators. This showed the delivery of modern, fit for purpose employment premises was well behind projected needs and out of step with the scale of committed housing growth in Billingshurst leading to unsustainable patterns of development.

The application proposals were received very positively by the Parish Council and local councillors leading to a resounding vote for approval at committee.

Looking to the future ARP are working with Dunmoore on other similar opportunities within Billingshurst and elsewhere.
